We have 2 individual lounges, dining area, nook, loft, kitchen, bedrooms, bathrooms and of course your own private heatable swimming pool and jacuzzi with terrace (lanai) not to mention the games room. If you wish to meet with other guests you've also got all the resort amenities to share. There are also plenty of TV's, Video Players, a CD player, and a Sony Play station so there's plenty of choice for the whole family. A perfect solution to all your holiday needs.
Why should I choose your villa?
Our villa is brand new and is located on the Southern Dunes Golf and Country Club with its unrivalled facilities and fantastic location. No expense has been spared furnishing the villa, or equipping the resort so you will be living in luxury throughout your stay. Once you've stayed at the villa we're sure you'll be back or recommend us to your friends and family.
Is there a cleaning service available?
The villa is cleaned before you arrive and after you leave. This service includes a thorough clean of the villa. All bedding is washed and beds are remade, all pots, pans and utensils are washed and replaced in cupboards. The villa is cleaned once a week. Is there plenty to do for the children in the villa?
There are 8 TVs and a 2 DVDs, a video player and a computer with high speed wireless internet. Also a games room that is equipped with a Playstation, Pool Table, Foosball, Air-hockey as well as the Jacuzzi and Pool. The Family area is well equipped with a 46’’HD LCD TV & Blu-ray player complete with a Bose sound system. HD TV is included also HBO and a collection of Blu-ray movies are available for your entertainment

Are all linens and towels included?
All towels and linens are provided.
When you book we will send you details of your stay along with a security number. The keys for our house are located by the front door, put in the number and the keys are in the box. This saves you having to find another site to pick keys up from after a long flight.
Remember you'll only require heat in the winter months. Please note that it takes between 12 an 24 hours to heat the pool so if requesting it on arrival there will be a delay before the pool is up to temperature. Of course, if requested at time of booking the pool heat will be switched on prior to your arrival. Click here for heating prices.
When do you advise pool and Jacuzzi heat?
As a rough guide pool heat is generally recommended between October and April.

Unlike many other villas we provide a cot, high chair and a buggy, all free of charge.
Do you offer any late availability discounts / early booking discounts?
At certain times we do offer reduced rates, please enquire about your preferred dates to see if we can offer you a preferred rate.
Are there disabled facilities at the villa/resort?
Although the villa is not specifically design for the disabled it is still suitable for most people.
Are all the resort amenities included in the price?
All resort amenities are free to all our guests at no extra charge.
How do I book and what is the cancellation policy?
The booking process is very simple. The basic steps are:
Check availability with us by phone, fax or email.
We contact you via telephone or email to set up the booking. We will then require you to complete a simple booking form and place a deposit to secure the booking. The management company will detail clauses such as the refund policy. Click here to view our terms and conditions.
We do have a brochure and would be happy to send it to you. Please email us if you'd like a brochure. Please note that all the information regarding our villa is on this site. We understand, however that some people do not have permanent Internet access and need to pass details onto friends and family.
We employ a professional property management company. They look after the villa and are also on hand to assist our guests.
What if I have a problem during my stay?
Our management company would deal with any issues that arise during your stay. Their telephone number is in the Villa.
Has the villa got any safety features?
As the villa is brand new it has all the safety features required by state law (and more). They include a pool screen to keep young children away from the water. A fire extinguisher is also supplied for your family's safety.
Will I get a discount if I visit the villa again?
If you revisit us any time within the next three years of your original vacation stay we'll guarantee to offer you the same rate as on your first visit. This is to show our appreciation for giving us your business in the first few months of our business.
Is there a shop on the resort?
No, but the golf club house is only a few minute walk away. See more about Southern Dunes resort.
How do prices in the US compare with the UK?
Prices in the US are much cheaper than in the UK. For example petrol is about 90p per gallon and a Big Mac is about 90p. If you want to buy clothes the local Belz Outlet Village is the place. You will not believe the prices on branded goods if you've not visited before.
Sorry, no pets allowed.
Although not possible to enforce we would really appreciate it if you would not smoke in the villa. We have spent lots of time, effort and money on the villa and would like to keep in great condition. We also find that many guests prefer a smoke free environment. Of course you're more than welcome to smoke around the pool, which is probably where you'll spend much of your time.
Is there a golf course nearby?
Our villa is situated directly on the first fairway. At present we are negotiating preferential prices with the golf club for discounted golf.
Does the villa have its own phone?
The villa does have a phone and local calls are free. To make any long distance calls you will need to give a credit card number to the local phone company's operator. Full instructions are in the villa.
Are there lots of bugs and insects in Florida?
Like any hot climate there do tend to be more insects. However, a pest control company treats the villa each month. The private pool is also screened so you won't have many problems with bugs during those long lazy evenings.
